Last updated: 30 September 2026

These Terms & Conditions govern the use of the Manor House Furniture website and the supply of furniture, manufacturing services and related products by Manor House Furniture.

By using this website, requesting a quotation, approving an order or purchasing goods or services from us, you agree to be bound by these Terms & Conditions.

For the purposes of these terms, “we”, “us” and “our” refer to Manor House Furniture, and “you”, “your” and “customer” refer to the person, company, interior designer, retailer, contractor or other organisation placing an order with us.

1. About Manor House Furniture

Manor House Furniture specialises in the manufacture of upholstered furniture and related furniture products for trade and commercial customers.

Our business may work with retailers, interior designers, hospitality businesses, property developers and other professional clients requiring standard, customised or bespoke furniture.

2. Trade and Business Customers

Unless expressly agreed otherwise in writing, our products and manufacturing services are supplied on a business-to-business basis.

Customers placing orders on behalf of a company, partnership, retailer, design practice or other organisation confirm that they have authority to place the order and enter into an agreement on behalf of that organisation.

Nothing on this website should be interpreted as creating an obligation for Manor House Furniture to supply directly to individual retail consumers.

3. Website Information

We make reasonable efforts to ensure that information displayed on our website is accurate and current.

However, photographs, descriptions, dimensions, colours, materials, finishes, prices, specifications and other information are provided for general guidance and may be updated from time to time.

Images displayed on screens can vary depending on monitor, device and lighting settings. Fabric, leather, timber and other natural materials may also vary naturally in colour, texture, grain and appearance.

Where exact specifications are important, customers should request samples, drawings or written confirmation before placing an order.

4. Quotations

Any quotation provided by Manor House Furniture is based on the information available to us at the time it is prepared.

Unless otherwise stated, quotations are valid for 30 days from the date of issue.

We reserve the right to amend or withdraw a quotation where:

  • specifications change;
  • dimensions change;
  • quantities change;
  • fabric or material requirements change;
  • supplier prices materially change;
  • delivery requirements change;
  • additional manufacturing work becomes necessary; or
  • an error or omission is identified in the quotation.

A quotation does not constitute acceptance of an order until we have confirmed the order in writing.

5. Orders

An order becomes binding once:

  1. you provide written approval of the quotation or order confirmation;
  2. any required deposit or payment has been received; and
  3. we issue confirmation that the order has been accepted.

Customers are responsible for checking all information contained within an order confirmation.

This includes, where applicable:

  • product model;
  • quantity;
  • dimensions;
  • orientation;
  • fabric;
  • leather;
  • piping;
  • buttons;
  • trims;
  • timber finish;
  • leg style;
  • cushion specification;
  • fire regulation requirements;
  • delivery address; and
  • any bespoke instructions.

Any error should be reported before manufacturing begins.

6. Bespoke and Made-to-Order Products

A significant proportion of our furniture may be manufactured specifically to a customer’s requirements.

Bespoke or made-to-order goods can include products made using:

  • customer-selected fabrics;
  • special dimensions;
  • non-standard finishes;
  • alternative fillings;
  • customised frames;
  • special stitching;
  • piping;
  • buttons;
  • trims;
  • personalised design details; or
  • other customer-requested modifications.

Once production has started, changes may not be possible.

Where changes can be accommodated, additional costs and revised lead times may apply.

7. Product Dimensions and Manufacturing Tolerances

Many of our products are handmade.

As a result, minor variations can occur between individual pieces.

Published dimensions should therefore be treated as approximate unless a specific manufacturing tolerance has been agreed in writing.

Minor variations caused by upholstery tension, filling, fabric thickness, hand-finishing, natural materials or production methods do not normally constitute a manufacturing defect.

Customers requiring furniture to fit within a restricted space should advise us before ordering.

8. Fabrics, Leather and Natural Materials

Textiles, leather, timber and other natural materials can vary between batches.

Variations may include:

  • colour;
  • weave;
  • texture;
  • grain;
  • pattern alignment;
  • shading;
  • natural markings; and
  • surface character.

Leather may display natural markings including scars, creases and variations in grain.

Timber may display differences in grain, knots and tone.

These characteristics are part of the natural appearance of the material and are not necessarily defects.

9. Pattern Matching and Fabric Placement

Where patterned fabrics are used, we will make reasonable efforts to position and match patterns appropriately.

However, exact pattern positioning may depend on:

  • furniture dimensions;
  • fabric width;
  • repeat size;
  • available material;
  • design construction; and
  • manufacturing requirements.

Specific pattern placement must be agreed in writing before production where it is essential to the design.

Additional fabric may be required for pattern matching.

10. Customer’s Own Material

Where we agree to manufacture furniture using Customer’s Own Material, sometimes referred to as COM, the customer is responsible for ensuring that the material is suitable for its intended use.

Customers should provide sufficient material to allow for:

  • cutting;
  • pattern repeat;
  • matching;
  • manufacturing tolerances; and
  • potential defects in the supplied material.

We are not responsible for delays caused by insufficient, unsuitable, damaged or defective customer-supplied material.

Unless specifically agreed otherwise, we are not liable for faults arising from the performance or suitability of materials supplied by the customer.

11. Customer’s Own Leather

Where Customer’s Own Leather is supplied, sufficient hide quantity must be provided to account for natural markings, usable area and cutting requirements.

The amount required can vary considerably according to hide quality, product design and dimensions.

Any estimate provided by us is therefore approximate unless otherwise agreed.

12. Samples

Fabric, timber, leather and finish samples are intended to provide an indication of appearance.

Production materials may vary slightly from samples due to manufacturing batches, natural variations or finishing processes.

Where consistency with an existing item is essential, this should be discussed with us before ordering.

13. Prices

Unless stated otherwise, prices quoted by us:

  • are in pounds sterling;
  • exclude VAT unless expressly stated otherwise;
  • exclude delivery unless expressly included;
  • exclude installation unless expressly included; and
  • are based on the specification agreed at the time of quotation.

We reserve the right to correct pricing errors before an order is accepted.

14. VAT

VAT will be charged at the applicable rate where required by law.

The VAT rate shown on an invoice will be the applicable rate at the relevant tax point.

15. Payment Terms

Payment terms will be stated on the quotation, order acknowledgement or invoice.

Depending on the order, we may require:

  • full payment in advance;
  • a deposit followed by a balance payment;
  • staged payments; or
  • payment under an approved trade credit account.

Where a deposit is required, production may not commence until cleared funds have been received.

The final balance may be required before dispatch or delivery.

16. Trade Credit Accounts

Credit facilities are provided only where approved by us.

We may carry out reasonable credit checks before opening or maintaining a credit account.

Credit limits and payment terms may be changed or withdrawn at our discretion.

Where payment becomes overdue, we may suspend:

  • further production;
  • deliveries;
  • new orders; or
  • access to credit facilities.

17. Late Payment

Invoices must be paid by the due date shown.

Where payment is overdue, we reserve the right to charge interest, administrative costs and recovery costs where legally permitted.

We may also withhold goods that have not yet been dispatched until outstanding balances have been settled.

18. Lead Times

Any production or delivery date provided by us is an estimate unless we expressly confirm otherwise in writing.

Lead times may be affected by circumstances including:

  • material availability;
  • supplier delays;
  • fabric delivery;
  • manufacturing workload;
  • bespoke production requirements;
  • transport disruption;
  • customer changes;
  • approval delays; or
  • circumstances outside our reasonable control.

We will make reasonable efforts to meet expected lead times but do not guarantee exact completion dates unless specifically agreed in writing.

19. Customer Approvals

Where we provide drawings, specifications, CAD visuals, fabric layouts, prototypes or samples for approval, production may not begin until approval has been received.

Any delay in providing approval may affect the expected completion date.

Once approval has been provided, responsibility for the approved specification passes to the customer except in relation to manufacturing errors made by us.

20. Changes to Orders

Requests to change an order must be submitted in writing.

We will confirm whether the requested change is possible.

A change may result in:

  • additional manufacturing charges;
  • additional material charges;
  • design charges;
  • supplier cancellation charges;
  • revised delivery costs; and
  • a revised completion date.

We are not required to accept changes once production has commenced.

21. Order Cancellation

Orders for bespoke or made-to-order goods may not be cancellable once materials have been ordered or production has commenced.

Where we agree to accept a cancellation, we may deduct or charge costs already incurred, including:

  • design work;
  • administration;
  • fabric;
  • leather;
  • timber;
  • components;
  • labour;
  • supplier cancellation charges; and
  • other committed manufacturing costs.

Any cancellation must be agreed by us in writing.

22. Delivery

Delivery arrangements will be confirmed separately for each order.

Customers are responsible for providing accurate delivery information and ensuring that suitable access is available.

This includes checking:

  • door widths;
  • corridors;
  • staircases;
  • lifts;
  • loading restrictions;
  • parking restrictions;
  • floor access; and
  • any site-specific requirements.

We are not responsible where a product cannot be delivered because access has not been adequately checked.

23. Failed Delivery

Additional charges may apply if delivery cannot be completed because:

  • nobody is available to receive the order;
  • the delivery address is incorrect;
  • access is unsuitable;
  • site restrictions were not disclosed;
  • required access permissions have not been arranged; or
  • the customer refuses delivery without reasonable cause.

Redelivery and storage charges may apply.

24. Inspection on Delivery

Customers should inspect goods as soon as reasonably possible after delivery.

Any visible transit damage, incorrect quantity or obvious issue should be noted on the delivery paperwork where possible.

Photographs should be provided when reporting damage.

Any claim relating to visible damage should be notified to us promptly.

25. Risk

Risk in the goods passes to the customer on delivery unless different terms have been agreed in writing.

Customers are responsible for protecting the goods once delivery has been completed.

26. Ownership of Goods

Legal ownership of goods supplied by Manor House Furniture will not pass to the customer until all amounts due in relation to those goods have been paid in full, to the extent permitted by applicable law.

27. Storage

Where completed goods cannot be delivered or collected at the agreed time because of circumstances relating to the customer, we may arrange storage.

Storage charges may apply.

Risk in completed goods may pass to the customer once the goods are ready for delivery, where permitted under the agreed contract.

28. Installation

Where installation is included in an order, the exact scope of installation will be confirmed separately.

Customers are responsible for ensuring the installation area is:

  • accessible;
  • safe;
  • clear;
  • ready for installation; and
  • compliant with any relevant site requirements.

Additional work not included in the agreed quotation may be charged separately.

29. Product Care

Customers should follow appropriate care instructions for the product and materials supplied.

Damage resulting from inappropriate cleaning, misuse, excessive moisture, direct heat, unsuitable chemicals, pets, impact or abnormal environmental conditions is not considered a manufacturing defect.

Upholstered cushions may require regular turning, dressing and plumping.

30. Product Variations Over Time

Furniture materials can naturally change with use.

Examples include:

  • softening of cushion fillings;
  • creasing of upholstery;
  • flattening of fibres;
  • leather stretching;
  • fading caused by sunlight;
  • timber colour changes; and
  • general wear.

These changes may be considered normal characteristics of the product rather than defects.

31. Faults and Manufacturing Defects

If you believe a product has a manufacturing defect, please contact us with:

  • the order number;
  • product details;
  • photographs;
  • a clear explanation of the issue; and
  • the date the issue was first noticed.

We may request additional information or arrange inspection.

Where we determine that a genuine manufacturing defect exists, we may, depending on the circumstances:

  • repair the item;
  • replace the affected component;
  • remake the item;
  • offer another appropriate remedy; or
  • provide a credit or refund where appropriate.

32. Warranty

Any specific warranty applicable to a product will be communicated separately.

Unless otherwise stated, warranties do not cover:

  • normal wear and tear;
  • accidental damage;
  • misuse;
  • neglect;
  • incorrect installation by third parties;
  • inappropriate cleaning;
  • unauthorised repairs;
  • damage caused by customer-supplied materials;
  • colour fading;
  • natural material variations; or
  • commercial use beyond the intended specification.

Nothing in this section limits rights or remedies that cannot legally be excluded.

33. Returns

Because many products are manufactured to individual specifications, made-to-order products are generally not accepted for return merely because the customer changes their mind.

Any return must be authorised by us in advance.

Unauthorised returns may be refused.

Standard or stock items may be subject to separate return arrangements where applicable.

34. Furniture Supplied for Commercial Environments

Customers are responsible for informing us where furniture will be used in environments such as:

  • hotels;
  • restaurants;
  • bars;
  • offices;
  • healthcare settings;
  • serviced accommodation;
  • public buildings; or
  • other commercial environments.

Different materials, construction standards or fire-safety requirements may apply depending on the intended environment.

35. Fire Safety and Compliance

Customers must advise us of any specific regulatory or contractual standards that apply to their project.

Where required, we will manufacture products according to the specification agreed with the customer.

The customer remains responsible for ensuring that the specification ordered is appropriate for its intended location and use.

36. Intellectual Property

All intellectual property rights in content created by Manor House Furniture remain owned by us or our licensors unless otherwise agreed in writing.

This may include:

  • furniture designs;
  • drawings;
  • photographs;
  • CAD files;
  • manufacturing drawings;
  • technical specifications;
  • website content;
  • logos;
  • graphics;
  • product names; and
  • marketing materials.

Customers may not reproduce, manufacture, copy, distribute or commercially exploit our designs without written permission.

37. Bespoke Design Work

Where we produce bespoke design concepts specifically for a customer, ownership and usage rights will depend on the terms agreed for the project.

Payment for design work does not automatically transfer all intellectual property rights unless expressly agreed in writing.

38. Photography and Portfolio Use

Unless confidentiality has been expressly agreed, we may photograph products manufactured by us and use those photographs for:

  • our website;
  • portfolios;
  • social media;
  • brochures;
  • trade presentations; and
  • other promotional purposes.

We will not intentionally disclose confidential customer information in doing so.

Customers requiring complete confidentiality should inform us before placing the order.

39. Third-Party Brands and Materials

Names, trademarks and products belonging to fabric houses, leather suppliers or other manufacturers remain the property of their respective owners.

Reference to a third-party brand does not imply ownership by Manor House Furniture.

40. Confidentiality

Where confidential commercial, technical or design information is exchanged between us and a customer, both parties should take reasonable steps to protect that information.

This does not apply to information that:

  • is already publicly available;
  • was independently known;
  • is lawfully received from another source; or
  • must be disclosed by law.

Separate confidentiality agreements may be entered into for specific projects.

41. Customer-Supplied Information

You are responsible for ensuring that specifications, measurements, artwork, drawings and instructions supplied to us are accurate.

We are not responsible for errors in goods where those errors result directly from incorrect information supplied by the customer.

42. Customer-Supplied Designs

Where you provide designs, artwork, trademarks or other intellectual property, you confirm that you have the necessary rights and permissions for us to use those materials for the purpose of fulfilling your order.

43. Limitation of Liability

Nothing in these Terms & Conditions excludes liability where it would be unlawful to do so.

Subject to this, Manor House Furniture will not be responsible for indirect or consequential business losses arising from an order, including loss of profit, loss of business, loss of opportunity or loss of anticipated savings, where such losses are legally capable of exclusion.

Our liability will be assessed in accordance with the contract entered into with the customer and applicable law.

44. Third-Party Contractors

We may use third parties to provide elements of our services, including:

  • transport;
  • delivery;
  • specialist finishing;
  • material supply;
  • logistics; and
  • installation services.

We remain responsible for our obligations under the agreement to the extent required by applicable law.

45. Events Outside Our Control

We will not be responsible for delay or failure caused by circumstances outside our reasonable control.

Such circumstances may include:

  • natural disasters;
  • fire;
  • flooding;
  • severe weather;
  • strikes;
  • industrial disputes;
  • transport disruption;
  • supplier failure;
  • material shortages;
  • power failures;
  • government restrictions;
  • epidemics or pandemics;
  • war;
  • civil disturbance; or
  • other events outside our reasonable control.

Where such an event occurs, we will make reasonable efforts to minimise disruption.

46. Website Availability

We aim to keep our website available and secure but cannot guarantee uninterrupted access.

We may temporarily suspend or restrict access for:

  • maintenance;
  • technical updates;
  • security reasons;
  • hosting issues; or
  • circumstances outside our control.

47. Website Use

You must not use our website:

  • for unlawful purposes;
  • to distribute malicious software;
  • to interfere with the website’s operation;
  • to gain unauthorised access to systems;
  • to scrape or reproduce protected content without permission; or
  • in any way that may damage our business, systems or reputation.

52. Notices

Formal communications relating to an order should be provided in writing by email or another agreed written communication method.

Customers are responsible for ensuring that their contact details remain current.

53. Variation of These Terms

We may update these Terms & Conditions from time to time.

The terms applicable to a particular order will normally be those provided or available when the order was accepted, unless the parties agree otherwise.

The latest website version will display the date on which these terms were last updated.

54. Severability

If any provision of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions will continue to apply.

55. No Waiver

If either party delays exercising a right under these Terms & Conditions, that delay does not necessarily mean that the right has been waived.

56. Entire Agreement

The order confirmation, quotation, agreed specification and these Terms & Conditions together form the agreement between the parties unless another written contract has been agreed.

Where there is a conflict between documents, any specifically negotiated written agreement or accepted order terms may take priority over these general website terms.

57. Third-Party Rights

Unless expressly stated otherwise, no person who is not a party to an agreement between Manor House Furniture and the customer has any right to enforce its terms.

58. Governing Law and Jurisdiction

These Terms & Conditions and any dispute arising from them will be governed by the laws of England and Wales, unless another jurisdiction is expressly agreed in writing.
